00 — Initial Meeting
Initial client meetings and pre-purchase inspections to discuss your project aspirations and possibilities for the site. Additionaly this will cover project feasibility and approval strategy.
01 — Preliminary Design
After establishing the brief, we will start sketching layouts and concepts for the proposal to communicate the ideas quickly and effectively. This is also when the site controls are considered and controls shown on plans, sections and elevations. Preliminary Design includes; Site and context analysis, Site measure and photography, organise survey, modeling of measured drawings, generation of concept design through sketches, diagrams, models and reference images.
02 — Design Development
After agreeing on the Preliminary Design we will further develop the documentation to better understand the spatial qualities of the design, how it relates to the context, and how the space may begin to look and feel physically. This stage will also begin to incorporate the work of other consultants to allow for the co-ordination of the overall design. Design Development includes; Developed Plans, Sections and Elevations and 3D modeling, Consultant coordination, early project cost analysis.
03 — Approval Stage
Once the design is locked in, we produce documentation and co-ordinate external consultants documents for approval of the project by the relevant authority, via either a Development Application through Council, or a Complying Development Certificate through a Private Certifier. Approval Stage documents include; Site and Site Analysis Plans, Floor Plans, Sections, Elevations, Shadow Diagrams, Area Calculations and External Finishes Schedule. Exernal consultants provide; Statement of Environmental Effects, BASIX Certificate, Stormwater Plans, Landscape Plans, Heritage Report, Arborist Report, Geotechnical Report, Bushfire Report etc.
04 - Documentation
We produce detailed Construction Drawings and a Tender Package that enable the builder to price and build the project according to the design. The stage is key for ensuring the early design concepts are translated into the finished product. Consolidation of all consultant documents will make up this package including integration of Strucural Design elements. This will also include Interior Design components such as Kitchen, Wet Areas, Joinery and Internal Finishes.
05 — Construction Stage
We typically act as Contract Administrator during construction to take on all of the heavy lifting for the client and esuring the build reflects the intent of the design as drawn. We conduct regular site visits with the builder and client to coordinate, answer questions and assist the progress of the build. We also review and process all progress claims and variations and mitigate defects as they arise.
06 — Post Completion
We are still involved with the project once the construction is complete. Acting as Contract Administrator, we will undertake defects inspections to identify and record defects, and instruct the builder as to their rectification.
